Site Design Projects
Preliminary Design
1. Meet with the city staff to discuss water and sewer service to each site and requirements for fire protection, as well as drainage and street related issues.
2. Prepare preliminary water, sewer, grading, street access and drainage plans for review with client and discussion with city staff.
3. Visit with the client, to discuss our design concept, and overall approach to the project. Make any changes deemed necessary prior to proceeding into final design.
4. Prepare a preliminary calculation of excavation and fill to determine how the earthwork balances.
5. Provide client with a preliminary summary of our design assumptions, city requirements, and any additional information that may be necessary to finalize the site and grading plan.
6. Provide a preliminary cost estimate of all proposed civil improvements.
Final Design
1. Prepare final plan and profile sheets for all civil improvements, including water, sewer, street, grading, parking, and drainage facilities.
2. Based upon the final site plans, provided by the architect, prepare grading plans for proposed improvements and confirm a finish floor elevation sufficiently high to insure good drainage away from the foundation.
3. Provide client’s office with a reproducible copy of all civil improvements.
4. Assist client in processing these plans through the city, to obtain approval of all plans for which we are responsible.
5. Make necessary revisions to satisfy the city requirements.
6. Provide client with a quantity take-off, in proposal form, for civil improvements to include in your contract documents.
Construction Phase
1. We will be available during the bidding process to answer any questions regarding plan interpretation, and will assist if addendums are required.
2. Periodic on-site visits will be made during construction by the design engineer, or as deemed necessary by your office, to assist you in contractor discussions.
3. We will provide assistance in conducting the final inspection and will be available, if your office has any questions regarding the materials or workmanship of the contractor.
Concept/Site Plans
1. Prepare a revised concept or site plan, depending upon the zoning classification, for each of the existing schools, based upon the proposed building additions.
2. Submit the plans to the city for review.
3. Attend planning/zoning and city council meetings to obtain site plan/concept plan approval.
